Frequently Asked Questions

Question: What is the capability of the common copy machine?
Answer: The copy machine is a commercial grade Konica Minolta bizhub 350.  It can copy 35 pages per minute.  It also staples, has a hole punch, sorter and much more.

Question: What copy machine limits, if any, are imposed on a tenant?
Answer: Tenants are limited to 200 copies per month at no charge.  Each additional copy over 200 will cost only 7 cents per copy.

Question: How large is the conference room?
Answer: The conference room is 10' x 20'.  It has a twelve-foot mahogany conference table with eight cushioned high-back chairs and a marker board.  The conference room is available on a first-come first-serve basis.

Question: How does a tenant reserve the conference room?
Answer: To reserve the conference room, tenants merely need to contact the rental office.  Tenants may be given a key if the conference room is needed on a regular basis.

Question: Is the optional telephone and Internet service available for the large suites?
Answer: No.  The telephone and Internet options we provide are for the executive suites only.  Large suite tenants must arrange their own telephone servce.

Question: What telephone services do you offer?
Answer: Tenants may choose any telephone service they desire.  However, the use of a service other than we offer for additional charge must be arranged directly by the tenant.  We offer only NEC telephone and ITC-DeltaCom service.  With this telephone and service combination you will have voice mail, intercom, fourteen-day memory, and the ability to forward calls to a digital pager or cell phone.  These optional telephone services are available only to the executive suites.

Question: Does your optional ITC-DeltaCom telephone service for $25.00 per month include long distance?
Answer: No.  Long distance calls are 7 cents per minute, including all taxes.

Question: What is the capability of the high speed Internet?
Answer: The high speed Internet service is provided by ITC-DeltaCom.  The advertised speed is 768 KBps upload and 768 KBps download.

Question: Is wireless Internet service available?
Answer: No.  Each suite is pre-wired for computer service.  A patch board is available to patch computers together if more than one suite is leased.  Internet service can be added through this method.

Question: Is smoking allowed in the suite, conference room, restrooms or break areas?
Answer: No.  The Wares Ferry Commercial Center is a smoke-free facility.

Question: Can tenants lease more than one suite?
Answer: Yes.  In fact, a tenant leasing multiple suites may receive a discount.  Contact the management for specifics.

Question: Are tenants permitted to redecorate their suite by adding pictures, repainting, adding light fixtures, etc.?
Answer: Tenants are free to hang pictures and other wall ornamentation.  Wall ornamentation must be installed using nails only - no tape.  Painting and electrical wiring are not permitted by the tenant directly.  Contact the managment for more details.

Question: Are tenants permitted to remove or relocate interior walls?
Answer: Tenants of large suites may be permitted to make such modifications.  Contact the managment for more details.  Executive suites cannot be modified.

Question: Do you provide cleaning service (empty trash, dust furniture, vacuum carpet, etc.)?
Answer: All common areas are cleaned by the landlord.  Place your trash in the cans along the back wall, and landlord will empty.  Other large trash items are picked up Monday and Thursday each week.

Question: Does mail and package delivery come to the management office or does it come direct to the tenant suites?
Answer: Tenants of large suites and the outside 10' x 20' suites have their own mailboxes.  All other tenants are given a common mail box key.  For packages, if tenant is not in, landlord will receive and put package in tenant's suite or hold in rental office for tenant to pickup.
